Fit

Who this is for

A good fit

  • Travellers who want a building nobody has worn in yet — it opened in September 2026 and everything in it is new
  • Anyone who washes clothes mid-trip: the bathroom doubles as a drying room, which neither of the older Intervia buildings has
  • Anyone cooking properly: a two-burner gas stove, a sink with space beside it, and a shelf for what you bought on the way home
  • Couples and small families of 2–4 who want one room with a kitchen and a washing machine in it
  • Anyone who wants the shortest walk of the three: five minutes from Horikiri-shobuen, against seven and eight at the sisters
  • Groups of five or more who are happy to take two or three units in the same building

Not the right place

  • Anyone who wants to read reviews first — it opened in September 2026 and has none yet
  • Three or four adults who want room to spread out — about 19㎡ is one room, and four in it is snug
  • Anyone who needs step-free access: three floors of stairs, no lift, and the unit is assigned on the morning you arrive
  • Guests expecting daily housekeeping or room service
  • Parties and events — neighbours live on this street and house rules prohibit them
Units

9 private studios — and how people actually use them

Each unit has one double bed and one sofa bed and sleeps up to four in about 19㎡: two in the double bed, a third on the sofa bed, a fourth sharing it. Each has its own kitchen, bathtub and washing machine.

What is in every unit

  • 1 double bed and 1 sofa bed — sleeps up to 4
  • Kitchenette with a two-burner gas stove, sink, fridge, microwave, oven toaster, electric kettle, rice cooker, cookware and tableware
  • Dining table with stools
  • Private bathroom with a bathtub, a separate toilet with a washlet, and a vanity
  • A washing machine inside the unit — it washes but has no tumble-dry cycle; the bathroom has a heating, ventilation and drying unit, and there is an indoor hanging rail
  • Wall-mounted TV with streaming apps, air conditioning, steam iron and ironing board, hair dryer
  • Self check-in — go straight to your unit

How the units are assigned

All nine units are sold through one listing and are broadly the same: about 18–20㎡ each, a double bed and a sofa bed, the same kitchenette, bathroom with bathtub, separate toilet and washing machine. What varies is the interior tone — some units are finished in pale wood and soft blue, others in warmer browns — and the third-floor units have part of the ceiling sloped. The unit is assigned on the morning of arrival, so a specific room or floor cannot be chosen, and the building has three floors of stairs and no lift.

Travelling as a bigger group?

You can take two, three or all 9 units — everyone behind their own door in the same small building, though the exact rooms depend on availability and may be on different floors.

Third-floor studio at Intervia Horikiri II with a sloped ceiling, double bed, long grey sofa bed and dining table laid for a meal

Nine independent studios over three floors and one entrance — book more than one and everyone still closes their own door at night.

Location

Horikiri: a quiet street by the iris garden

The building is a five-minute walk from Horikiri-shobuen Station on the Keisei Main Line — Booking.com measures the station at 400 m. Horikiri Iris Garden, which the station is named after, is about 850 m away and is worth the walk in June when the irises are out. Asakusa and Ueno are both about 15 minutes by train, and the airport services run from Aoto, a few minutes up the line: Narita takes roughly 65 minutes and Haneda about 60.

This is a residential part of eastern Tokyo rather than a tourist district. Convenience stores, supermarkets and restaurants are close enough for the daily shopping, and the building is new and on a quiet street. It is a short ride from the old-town side of Tokyo — Asakusa, Ueno and the Skytree — rather than from the crossings and department stores.

Getting here from the airports

  • Narita (NRT): about 65 minutes by train to Horikiri-shobuen Station; one change at Aoto.
  • Haneda (HND): about 60 minutes by train to Horikiri-shobuen Station; also one change at Aoto, onto the through service to the Keikyu Line.

Licensing

A licensed hotel, not a short-term rental

Intervia Horikiri II opened in September 2026. It does not yet carry a long review history; the registration below is public record.

Every unit is licensed by Katsushika City under Japan's Hotels and Inns Business Act — the same category as a conventional hotel, with no limit on the number of nights a year. The licence numbers are public record:

FAQ

Questions groups ask before booking

Is this the same place as Intervia Horikiri?

No — they are two separate buildings in the same part of Katsushika, and the names are one character apart. Intervia Horikiri II is at 4-47-8 Horikiri, about five minutes on foot from Horikiri-shobuen Station on the Keisei Main Line. Intervia Horikiri is a different building, further from the station. Check which one your booking names before you travel; the address is sent through Booking.com listing when you book.

Which of the nine rooms will we get?

No. All nine units are booked through one listing and the specific unit is assigned on the morning of arrival, so you may be on the ground floor or the third. What changes between units is the interior tone and, on the third floor, a sloped section of ceiling — the size, the bed and the equipment are the same. If you book several units for one group, they may end up on different floors.

How do three or four people sleep in about 19㎡?

Each unit is listed for up to four guests, with a double bed and a sofa bed in about 19㎡. Two share the double bed and the third has the sofa bed to themselves; a fourth shares the sofa bed. Everyone has a place to sleep and you pay for one unit. What you give up is floor space: with three or four adults and their luggage there is not much room left to move. Couples, and two adults with one or two children, have the most space. We would rather you knew before booking.

Can a group take several of the nine units?

Yes, subject to availability. The building has nine units and they are sold through a single listing, so several units on the same dates depend on what is open — message through Booking.com listing and we will tell you what can be held. Units are assigned on the morning of arrival, so a group taking two or three units may not be given adjacent rooms.

What is in a studio at Horikiri II?

A double bed and a sofa bed for up to four guests, a kitchenette with a two-burner gas stove, fridge, microwave, oven toaster, kettle and rice cooker, a dining table with stools, a private bathroom with a bathtub, a separate toilet with a washlet, a vanity and a washing machine. Nothing is shared with other guests except the entrance and the stairs.

Can we wash and dry clothes in the room?

Yes, inside your own unit. Every unit has its own washing machine, so there is no coin laundry to find and no queue for a shared machine. The machine washes but does not tumble-dry. The bathroom has a heating, ventilation and drying unit and there is an indoor hanging rail, so a load hung up in the evening is normally dry by morning — on a week-long trip that is usually the difference between one suitcase and two.

Is there a lift?

No. Intervia Horikiri II is a three-storey building with stairs and no lift, and the unit you are given is assigned on the morning of arrival, so you cannot request the ground floor. If you are travelling with heavy cases, a pushchair or anyone who finds stairs difficult, tell us when you book and pack on the light side.

What time can we arrive, and can we leave bags?

Check-in is from 16:00 and check-out is by 10:00. Check-in is self-service, within the arrival arrangements confirmed for your booking, and the details are sent through Booking.com listing before you arrive. Early check-in is not offered, but from 12:00 you may leave luggage in the unit — bags gathered in one place, and nothing put in the fridge. Someone answers messages and the emergency line throughout your stay.

How do we get to the airports?

Horikiri-shobuen is on the Keisei Main Line, and the airport services run from Aoto, a few minutes up the line. Narita takes roughly 65 minutes and Haneda about 60, changing once at Aoto — Haneda via the through service onto the Keikyu Line. If you are landing late, the last airport trains matter more than the journey time; message us with your flight and we will tell you what works.

Is there parking?

No. The building has no parking of its own and the street in front is 3.3 m wide, so most guests arrive by train. There is paid coin parking nearby if you are driving — ask through Booking.com listing and we will point you at the closest one.

How far is Tokyo Skytree?

About 14 to 17 minutes: one stop to Aoto on the Keisei Main Line, then change to the Oshiage Line. The Skytree is at Oshiage Station. Asakusa is about 15 minutes by the same route.

How far is the station?

Horikiri-shobuen Station is 5 minutes on foot (Keisei Main Line). By train, Oshiage (Tokyo Skytree) is about 14 minutes, Asakusa is about 15 minutes, Ueno is about 15 minutes.

Where is Horikiri on the Keisei line — and is it the budget end?

Horikiri-shobuen is in Katsushika, two stops from Aoto and three from Keisei-Tateishi on the Keisei Main Line — the residential stretch of the line where nightly rates are generally lower than around Oshiage, Asakusa or Ueno. Oshiage (Tokyo Skytree) is about 14 minutes with one change at Aoto, Asakusa and Ueno about 15, and Narita Airport is on the same line. Intervia Horikiri II is the newer of our two Horikiri buildings; the two stations before it, Ohanajaya and Aoto, are where the line turns toward Oshiage.
